Realtor Phone Pitch

Hi [realtor name], my name is [name of agent].  I wanted to see if I could talk to you for a minute, is this a good time?

 

If yes:  I have an issue that I need to see if I can get some help with.  I am currently working with a large national investor/buyer, who is looking for distressed properties. They bought over 2700 houses last year, and are looking to expand into (City/market). 

The problem is, I don’t think I can fill their needs on my own. So, I am reaching out to find some agents that I think may be able to help me with this buyer. I am willing to forego my commission to help get this buyer to hit their goal and keep them happy. I can send over all the closing statements for this buyer for the last couple months nationwide to show you that I am not trying to waste your time. This buyer does have software that scours the MLS, so in general they are looking for “Off-market” opportunities where you can represent us as the buyers agent . Do you have any properties that you think would be a good fit?

 

If they have something, get the address and work the lead thoroughly. Also set a face to face meeting asap!!!! At their office if they are busy or for coffee if they prefer.


If no:  If you are free anytime, I would love to sit down and talk more about our buying criteria and how we can best work together. Do you have time for a coffee this week or is it easier if I bring coffee to your office?


Agent Sign Phone Pitch

Hi [name of realtor], my name is [name of agent]. I’m working with a buyer who’s looking at a property in the neighborhood where you have a listing.  I saw your sign in front of the house at [address of property] and the house looks great.  I was wondering if you ever deal with rehab or Investor type properties.  The buyer is looking to purchase something quickly.  Do you know of any properties that may need some work that you’re gonna get a listing on soon or maybe a listing that needs some work where they’re considering a price reduction in the near future?

Wait for answer

If yes:  Great!  I’d love to grab some coffee with you and talk about those properties and how we could be a great buyer for you. When might you have some time to meet up at your office or for a coffee?

“For Sale By Owner” (FSBO) Phone Pitch

Hi sir/ma’am, my name is [name of agent].  I saw that you have a property “for sale by owner” in the neighborhood where I have a buyer looking for properties.  Can you tell me a little bit about the house in terms of square footage, beds and baths, is it rented, and what are you looking for as a purchase price?

Great!  Let me put this in front of him and I’ll get back to you ASAP. Can I call you back later today?  What time would be best?

By the way, do you have any other properties that you might be interested in selling as well?


“For Rent” Sign Phone Pitch

Hello sir/ma’am, my name is [name of agent]. I saw that you have a property for rent at [address of property]. I worked with a buyer who’s interested in purchasing properties in the area. Would you have any interest in receiving a cash offer on that property with no realtor commissions?

Wait for answer

If yes:  Great!  Let me get this in front of my buyer and I will give you a call back in an hour or two. Will you be available if I call you back in an hour? If not, when is the best time to call you back?

No or doesn’t like the number:  OK sir, that’s totally understandable.  If I could bring you other deals at that price point, would you be interested in purchasing?

Hot Sheet/ Realtor Sign Phone Pitch

Hi, is this [insert realtor name]? 

My name is [name of agent] I saw your listing at [address of property] 

OR

I was just with my buyer looking at houses and saw your sign at [address of property].   Can you tell me a little about it?  Does it need any work? 

If yes:  Let them talk and ask more questions to understand the condition of the property. Such as how is the roof?  How is the foundation?  Are there any issues that would affect financing?. 

If no:  My buyer is looking for deals he can fix up and either rent or sell. Do you know of any?

If yes:  Get the info and ask questions about repairs just like you did above. 

If no:  My buyer has a software program that allows him to scour the MLS; however, if you can help me find him anything off market or in a situation such as a bust out or price reduction, I am willing to let you represent him and take the commission so I can fulfill his needs. Let me know if you come across any, I have attached last month's national closings to show he is a very real buyer.

Cheapest Active Phone Pitch 

Hi, [realtor name].  I was just looking at listing a house for my buyer near [address of property] and came across your house on [address of property].  The price doesn’t line up with what we are trying to list at.  Can you tell me why this is the cheapest I can see in the neighborhood? 

Let them talk and if they are not giving you enough to get the reason ask more qualifying questions such as: 

  • Is there something making this seem less desirable? 

  • What ALL needs to be fixed to get it to retail?

  • What do you think the property would be worth once it is fixed up? 

  • How much do you think it will take to get it to that value?

Just ask questions and then continue with the following: If it is worth looking at go ahead, if it is not a good lead then ask for other properties. 

  1. Do you have anything coming that hasn’t been listed yet?

  2. Do you have any listings that need work that are considering a price reduction in the near future?

  3. I hope not, but do you have anything in contract that might be having some issues getting to closing? Would be happy to swoop in and try to save the deal.

That doesn't sound like something my buyer may be interested in, however I will run it by him.  My buyer is mainly looking for deals he can fix up and either rent or sell.  Do you know of any?

Cheapest Sold Phone Pitch

When comping properties always call the cheapest sold!

Hi [realtor name] I was just doing some research with my buyer and saw your listing on [address of property].  First off, I want to say congratulations on the sale.  Secondly I want to see if you come across these types of distressed properties often? 

If yes: ask more questions about the deal 

  • What was the condition of the property?

  • Who did you sell it to?

  • Was it one of your buyers or another agent?

  • Do you see a lot of distressed deals? 

If no: ask a few of the above questions and then go back to the pitch.

Let me know if you come across any, I have attached their closing statements from last month to show he is a very real buyer.”

Comparable Phone Pitch

When you are comping houses it is always best to make the calls, and ask questions about the comps you want to use in your packet. This will help you learn more about the area, the issues and the upside to the comps you are using, thus leading to more knowledge and success. 

Hi [relator name] do you have a second to talk? I was calling about your sold listing at [address of property]. I was researching a deal with my buyer and had a few questions about that property. 

Questions to ask:

  • Was there a lot of interest?

  • Were there any drawbacks?

  • What do you think made the listing sell so quick/or take so long?

  • Was there anything that you think would have made it easier or sell for more if you were doing another project in that area?

Once you have enough info to make you feel comfortable about putting that comp in your packet to go see your house, then go back to the pitch: 

My buyer is looking for deals he can fix up and either rent or sell. Do you know of any?
