DIRECT MAIL GUIDELINES

Please follow the below to streamline the Direct Mail process

SPECIAL MAILING REQUESTS

Whenever you submit a new Special Mailing request, four things are needed in order to research it for you:

1-Search area (Zip Code, Subdivision, City, County, or Map Area Screenshot)

2-Criteria of properties you are targeting. ie:

    Land Use: (SFR, Duplexes, Multifamily, Condos, Vacant Lots, Bowling Alleys...)

    Build Date: (built before 2013, built after 1950...)    

    Sale Date: (not sold in 2 years, last sold before 2000...)

    Any other criteria that is available as a search parameter on the MLS (# bedrooms minimum, Sq Ft min or max, Assessed Value under $amount...) 

--You don't have to specify every one of these, but the more you specify, the more I can help target properties for you.

--A good example is "SFR, built before 2013, not sold in 4 years, 2 bedroom minimum"

3-Template you want your letters to go out on (Pink postcards are most popular, Yellow letters are second; consult with fellow agents)

4-Rate of mailing (do you want 50/week, 500/month...)

BUSH BUYS

When you submit Bush Buys they need to be submitted as an attached excel spreadsheet.

To properly prepare a Bush Buy please provide the following information in separate columns:

Owner Name

Mailing Address

Mailing City, Mailing State

Mailing Zip Code

Property Address

Property Zip Code (this is the only one that is not required -if you do not have it available)

Columns of extraneous data (sell date, year built, #bedrooms, etc) is not a problem, but the above information is needed, at a minimum, in order to process bush buys.
